Buying a New Home? Keep This Checklist in Mind Before Closing the Deal

Buying a new home is an exciting experience. As a home seeker, who doesn’t want an upgrade? But it’s also a stressful experience since most homes tend to require home improvement projects that are time-consuming and you can’t enjoy your home from the get-go.

However, when viewing homes, if you check certain important features in a home, it can save you from such expenditure. Here’s a list of things a home seeker should look for in a new home:

Inspect the HVAC system

New HVAC systems are expensive, therefore, it’s essential to invest in a home that has an HVAC system that’s in reasonably good condition. Since their lifespan varies from 10–25 years, make sure you’re not buying a home with an HVAC system that’s nearing the end of its life.

Hire an HVAC technician to inspect the system installed so that you can make an informed decision on the home. The HVAC technician will check the thermostat, ducts, outdoor unit, coils, and refrigerant level in the system to determine the age of the unit.

Test the thermostat

The thermostat in a home regulates temperature. When a thermostat breaks down, you can no longer change the temperature indoors, making it quite uncomfortable. Test the thermostat out by changing the temperature and notice if there’s a difference.

Check for asbestos

Asbestos was once readily used in building homes. As time went by, research was done on the health effects of asbestos and it was found to be extremely injurious to health.

Breathing in asbestos fibers can scar the lungs, or lead to Pleural disease, lung cancer, Mesothelioma, and ovarian cancer. The use of Asbestos in homes was restricted, however, older homes might still have it and therefore it’s important to check for it.

Ensure there are no pest infestations

Pest infestations are a common concern in Florida due to the warm weather. Termites, spiders, bed bugs, mosquitoes, and cockroaches are some of the infestations residents have to deal with.

Pest infestations are not only an inconvenience, they can cause diseases too. Cockroaches, rodents, termites, fire ants, and flies carry diseases like typhoid, Entamoeba histolytica, and also trigger those with asthma.

When viewing a home, make sure you check in nooks and crannies for any signs of an infestation. Since pests tend to hide in clutter, try to opt for a home with a minimal design.
