When touring a home, inspect the HVAC unit for cracks, dents, rust or water stains. Keep an ear to the ground for any strange sounds. If possible, request maintenance records from the homeowner; a well-maintained HVAC system is likely to be in good condition.
Checks pertaining to the ductwork
Inspect the system ducts for any leaks, loose connections or gaps. Look for circular ducts, as they tend to be more efficient and quieter than rectangular ones. Ask the homeowner for specifics on duct insulation, such as when it was added, has it ever been repaired, etc.
Checks pertaining to the refrigerant
The refrigerant is the most important part of an HVAC system; it’s what that keeps your indoors cool in the blazing summer heat. You might want to check the type of refrigerant that the home’s HVAC system uses. Older HVAC systems use R-22 refrigerant—a type of refrigerant that’s been banned by the EPA. By 2020, the production and import of R-22 will completely stop. What this means is, all HVAC systems that use R-22 will eventually need to be replaced in a few years. You don’t want to be going through that inconvenience, right?
