Monthly HVAC Maintenance Checklist

When it comes to comfort, especially during the Florida summer, residents know how important their HVAC system is. With temperatures rising from June to August, your reliance on air conditioning increases as well.

Our experts understand that an HVAC system is an expensive investment and therefore want to help increase its lifespan with maintenance services. While some HVAC maintenance is required on a biannual basis like regular inspections, certain tasks must be fulfilled more regularly.

Here are some monthly maintenance tasks for your HVAC system:

Prune the outdoor unit

An HVAC system has an outdoor and indoor unit, both of which have to work optimally for the cooling indoors. Fallen leaves and dirt can accumulate near the outdoor unit and affect its efficiency. Make sure this area is cleaned on a monthly basis. Keep all potted plants away from the unit and any tree branches trimmed. Tree branches should be at least 6 to 8 feet away from the condenser.

Examine and change the air filter

The air filter prevents dirt and debris from entering the more sensitive parts of the system. Over time, these filters get clogged with dirt and pet hair which affects its efficiency. Using dirty air filters also compromises the indoor air quality and makes the system less efficient. Homes with more inhabitants or homes with multiple pets must have the air filters changed every month or every couple of months. Single person homes require new air filters on a biannual basis.

Check the refrigerant lines

The refrigerant lines are located near the condenser in the outdoor unit as well. These lines transport the refrigerant to the indoor system and are therefore insulated. The insulation on these lines prevents condensation from building up within the system and causing water damage. Inspect these lines, if anything seems out of the ordinary, speak to our HVAC technicians.

Replace the batteries when needed

The thermostat allows you to manage the temperature in your home. These thermostats run on batteries which need to be changed every once in a while. If you’re ever uncertain about your thermostat, change the batteries and see if it works, if it doesn’t, call a professional. It can either be replaced or repaired, depending on the damage.
